Oakleaf is 32222, on the western side of the river, and its housing stock is overwhelmingly recent. That produces a service pattern people find counter-intuitive: the appliances are newer than almost anywhere else we drive to, and we still get called.
The reasons are simply different from the ones that dominate an older kitchen. Hinges, springs, elements and bearings have not had time to wear out. What we find instead is how the equipment was fitted, and what the electrical supply behind it is actually doing. Both are correctable, and neither is a defect in the appliance, which is why the diagnosis matters more here than the part does.
Installation is the recurring theme
Fast residential construction and built-in appliances are an uncomfortable combination. The equipment goes in near the end of the schedule, often by a different trade than the one that built the cabinetry, and the failure modes that result are consistent enough that we look for them first.
The list we work through in a newer kitchen: whether an induction cooktop has the underside clearance it needs or has been closed in by the counter substrate, whether a wall oven and speed oven stack has a real vent path, whether a column refrigerator’s water shut-off is reachable without removing joinery, whether the hood duct run has more elbows and length than the blower was sized for, and whether the dedicated circuits are actually dedicated.
Every one of those produces an appliance that works on the day of handover and fails within a few years, repeatedly, in a way that looks like a manufacturing defect and is not.
Electronics and storm season
Around 68 thunderstorm days a year is the other half of the picture. Modern built-in appliances are electronics platforms. Induction cooktops in particular carry inverter boards, a touch interface and a cooling fan, all sitting on a heavy dedicated circuit that runs a long way back to the panel.
After a bad storm week we take a batch of calls that all start with the words nothing happens when I press it. Some of those are genuinely a dead board. Some are a supply fault upstream of the appliance entirely, and we would rather find that than sell a board to fix it.

Parts, lead times and the second visit
Almost every built-in repair is two visits, and we say so at booking rather than discovering it on the day. The first visit is diagnosis: reproduce the fault, measure rather than assume, and read the model and serial from the data plate, because the serial decides which variant of a component actually fits an appliance that has been in production for years.
Parts are ordered against a written estimate through the BSH distribution channel that also serves the sibling brands. Common wear items — door hinges and springs, gaskets, thermistors, fan motors, capacitors — usually move quickly. Control boards, inverter boards, sealed-system components and anything panel-specific take longer, and glass and door assemblies for older equipment are the ones most likely to be discontinued. Where a part is no longer made, we say so instead of quoting a repair we cannot complete, and the conversation becomes repair-versus-replace on real numbers.
