Modern appliances in pre-war houses
Riverside, Avondale and Old Ortega hold some of the oldest intact housing in the city, much of it built between the 1900s and the 1930s. The architecture is the reason people live here and it is also the reason a service call in these neighbourhoods looks nothing like a service call in Nocatee.
These houses were built with kitchens sized for equipment that no longer exists. When a modern built-in kitchen goes into that shell, something has to give, and what usually gives is service access. We arrive expecting that and plan the job around it rather than being surprised by it.
The three constraints we work around
The first is the opening. Original cabinet openings are undersized, and the ones that have been enlarged are frequently out of square, out of plumb, or both. Panel-ready column refrigeration in particular is unforgiving here: a column has to come forward on its rails to be serviced properly, and in a retrofitted opening the tolerance for that can be almost nothing. Add a stone counter overhanging the front edge and the job stops being a pull and starts being a sequence.
The second is the circuit. Very few of these houses had dedicated 20-amp kitchen circuits when they were wired, and plenty still do not. A modern range, an induction cooktop, a wall oven and a dishwasher all assume supply that was designed for them. When they share, the symptoms are intermittent and maddening: a control board that resets when something else in the room starts, an induction zone that derates unpredictably, an oven that faults during a long cycle and tests fine an hour later.
We diagnose that as an electrical problem and say so plainly. Selling a control board into a supply fault would be easy and it would also be wrong.
The third is getting the appliance into the room at all. Doorways, hallway turns, stair runs and porch steps in these houses were laid out before anyone imagined a 48-inch range. Where a repair is not viable and replacement comes up, that constraint deserves to be part of the conversation early.
Weather, on top of old wiring
Storm exposure is the environmental factor that matters most here, and it compounds the electrical problem rather than sitting beside it. The region averages around 68 thunderstorm days a year, and this coast took multi-day outages after Matthew in 2016, Irma in 2017 and Helene in 2024. Older wiring with shared neutrals and long runs is not a kind environment for appliance electronics at the best of times.
The pattern worth knowing is the delay. A board that saw a surge or a sag often runs for weeks afterwards and then stops, so the outage and the failure do not look connected to the owner. They are connected often enough that we ask about the power history on every dead-appliance call in these blocks, and check supply before condemning anything inside the machine.

Parts, lead times and the second visit
Almost every built-in repair is two visits, and we say so at booking rather than discovering it on the day. The first visit is diagnosis: reproduce the fault, measure rather than assume, and read the model and serial from the data plate, because the serial decides which variant of a component actually fits an appliance that has been in production for years.
Parts are ordered against a written estimate through the BSH distribution channel that also serves the sibling brands. Common wear items — door hinges and springs, gaskets, thermistors, fan motors, capacitors — usually move quickly. Control boards, inverter boards, sealed-system components and anything panel-specific take longer, and glass and door assemblies for older equipment are the ones most likely to be discontinued. Where a part is no longer made, we say so instead of quoting a repair we cannot complete, and the conversation becomes repair-versus-replace on real numbers.

The refrigerator column was running warm at the top. He replaced the circulation fan and adjusted the door closer so it seals fully. It holds now, but the ice maker still fills slower than before.

The unit heats correctly again and the part fitted was the right one. The kitchen was left with more dust than I would have liked, and nobody warned me the wall trim had to come off first.

The simmer setting on our largest burner had become useless. He adjusted the valve bypass screws and cleaned the ports, which helped a lot, though the smallest burner still runs hotter than I want.
