Every drive time quoted on this site is measured from Fruit Cove, because this is where we are based. Julington Creek Plantation is largely 1990s and early 2000s, which puts a lot of its original built-in equipment at or past the age where the first major decision arrives. Durbin Crossing is newer, with kitchens designed around built-ins from the start. RiverTown is newer still and much of what we see there is barely out of its first service interval. Switzerland, along the river to the south, includes much older and much larger houses, some of them with kitchens that have been remodelled two or three times around whatever the previous layout allowed.

That last category is the one that requires planning. A column refrigerator installed into a retrofitted opening, or a 48-inch range fitted into a space that grew to accommodate it, tends to have a service access story attached. We ask about it when you book so we arrive with the right expectations.

The faults we see most locally

Ice makers in freezer columns, which are the most-replaced assembly in built-in refrigeration anywhere and are usually a supply or harvest problem rather than a dead unit. Dishwashers that no longer drain properly, which is almost never the pump and almost always the filter, the drain path under the sink or a crushed hose behind the machine. Wall oven doors sagging in the older Julington Creek houses, which is hinges and springs rather than anything electrical. Steam ovens that run a full cycle and barely steam, which separates into fill, heat, level sensing and the door seal once someone watches the cycle instead of the symptom.

And after a bad storm week, a scattering of control-board calls: this area averages around 68 thunderstorm days a year, and appliance electronics on long dedicated circuits are exposed to that. Those calls rarely arrive during the storm. They arrive two or three weeks later, which is why we ask about outages before we quote a board.
